Propertymark CEO discusses market resilience, AI and the future of home moving with fellow property guru Phil Spencer

Nathan Emerson, CEO of Propertymark, has appeared on the latest episode of the Move iQ Podcast to discuss the current state of the UK property market, the growing role of technology and AI, and why professional agents remain central to helping consumers move home.

Speaking with property expert and Move iQ founder Phil Spencer, Emerson provided insight into market trends as the sector enters the important spring selling season.

Despite ongoing global economic pressures and fluctuating mortgage rates, Emerson highlighted the continued resilience of the UK housing market. Around 1.2 million property transactions were completed last year, helping to build momentum heading into 2026.

“Overall, the market is performing surprisingly well,” said Emerson. “We’re entering the spring period with strong levels of activity already underway. Available housing stock has increased by around 100,000 properties, giving buyers more choice while also helping keep price growth realistic.”

Emerson also noted that first-time buyers remain a major driving force in the market, accounting for up to 39 per cent of transactions in some areas.

“This is really encouraging,” he said. “We’re seeing more flexible mortgage lending products and a changing landscape that is enabling more people to step onto the housing ladder.”

Technology and AI supporting

The discussion also explored the increasing use of artificial intelligence and technology within the property sector.

Emerson explained that while AI is beginning to support agents with administrative tasks and communication processes, the human element of property transactions remains essential.

“AI is exciting, and we’re all learning what it can do,” he said. “But buying or selling a home is still an incredibly personal process. Agents spend a lot of time supporting people through one of the most stressful, but also rewarding, experiences of their lives.”

He added that technology can help free up agents’ time to better support clients.

“If AI can reduce administration and free up capacity, that allows agents to focus more on communication and customer service. In many cases, when an agent has done their job well, the consumer doesn’t even see the challenges that have been solved behind the scenes.”

Emerson also emphasised the importance of consumers choosing qualified professionals when buying, selling or renting property.
