Off-plan sales success for City & Country’s new Manningtree Park in Essex

19 Oct Off-plan sales success for City & Country’s new Manningtree Park in Essex

Off-plan sales have got off to a strong start at City & Country’s new flagship Manningtree Park scheme, adjacent to the Stour Estuary and just a couple of miles from Dedham Vale AONB in Essex which officially launched last weekend (Saturday 15th and Sunday 16th October). The off-plan success of this development speaks volumes – demonstrating that where quality homes are being built in sought-after locations; demand ensues.

The first phase of Manningtree Park features high specification new homes, ranging from one- and two-bedroom apartments, together with one- to five-bedroom houses. With many of the homes sold in this initial release, the entire development of highly attractive homes is expected to be popular with buyers.

Jennifer Rhodes-Finch, Head of Marketing for City & Country, said: “We have been overwhelmed by the exceptionally high level of interest in the launch of this beautiful collection of homes at Manningtree Park. With a good number of homes sold ahead of the launch, we are confident that the homes are right for the local market – particularly in light of current market challenges.
“Interestingly, we have seen a lot of interest from first time buyers in the initial phase to date; keen to get onto the property ladder and secure their preferred home.”

Designed to reflect traditional local architecture, the picturesque scheme is located off Long Road, situated between the coastal village of Mistley, the traditional village of Lawford, and the sought-after market town of Manningtree. Living up to the title of one of The Sunday Times’ ‘Best Places to Live’, Manningtree Park puts placemaking at the heart of its ethos. Residents can enjoy a community farm shop and café, off-lead dog area, a natural playground and even a private paddock with rare breed sheep. * With tree-lined boulevards, over 11-acres of landscaped parkland and garden squares, the development embraces its countryside surroundings whilst benefiting from commuter links to London in under an hour.

Simon Vernon-Harcourt, Design and Planning Director at Manningtree Park, commented: “Located next to breath-taking ‘Constable Country’, this unique development has taken several years of meticulous design and planning work prior to the recent start of construction. We wanted to give each part of the development a distinctive feel, ensuring it reflects the evocative and historical architecture of the villages throughout Essex. The high level of interest in the development already and the positive feedback we have received from our first visitors is exceptional – and definitely makes all the hard work worth it.”

Manningtree train station is situated 1.4 miles from the development, with regular commuter services to London Liverpool Street in under an hour. The A120, A12, and A14 are easily accessible, providing convenient travel across the county and beyond. The historic city of Colchester is less than 10 miles away, and only eight-minutes by train. 11 miles northeast from the new development is the Suffolk port town of Ipswich, which is also only 10-minutes away by train.

Jennifer continued, “Manningtree is widely regarded as one of the top locations to live in the east of England. But despite the appeal of the AONB coastal setting, thriving community, good schooling, and great commuter links, prices are much more affordable here than in other popular Essex commuter locations like Chelmsford and Brentwood – where many of our buyers are coming from. This combination of factors has led to interest from a wide range of buyers – from the first time buyer and young professionals market to second steppers and downsizers too.”

“Manningtree Park is shaping up to be an exceptional new and welcoming community for all, where the high specification will ensure buyers get the most value for their money. It was very exciting to welcome purchasers to the launch over the weekend, and we look forward to the first people moving in next year.”

Specification features for the new homes include superfast broadband, provision for electric car charging points, and high levels of insulation. The homes are designed with energy efficiency in mind and reduced water consumption wherever possible, helping to keep energy bills low. Bathrooms feature Laufen Pro contemporary sanitaryware and complementary porcelain wall and floor tiles, while the designer kitchens will have Silestone worktops and oak-finished flooring. All principal bedrooms will feature built-in wardrobes, while the four- and five-bedroom homes will also benefit from built-in wardrobes to bedroom two.

Show homes will be unveiled at Manningtree Park in Spring 2023. There are show homes available to view at City & Country’s nearby developments in Essex at St Osyth Priory, and Sanderling Reach in West Mersea.

The sales suite is located off Long Road, Manningtree, Essex, CO11 2HN and is now open to the public from 10am – 5pm seven days a week. To find out more, call 01206 598 204, or visit www.manningtreepark.co.uk.
