Demand for new build homes in Essex is more than three times higher than in London, as buyers increasingly look beyond the capital for more space and better value for money[1].
Dandara Eastern has reported increasing demand from buyers seeking larger homes at a more accessible price point, without compromising on access to green space and amenities.
The housebuilder offers a range of choice across its sought-after Essex developments, including The Orchard in Little Dunmow and Prior’s Edge in Takeley, which have become popular with commuters. The Orchard is now over 85% sold, with many commuters, families, first time buyers and downsizers moving to the area.
Gemma Bannister, Sales Director at Dandara Eastern, said: “We have seen a clear increase in buyers relocating from London in search of a lifestyle change and rural living, while still wanting to remain within easy reach of the capital for work and connectivity. New build homes are proving particularly attractive to these purchasers, who value modern, energy-efficient homes alongside strong transport links and local infrastructure. This trend is reflected in the demand we’re seeing at both Prior’s Edge and The Orchard.”
At The Orchard, there are just 13 properties remaining, with a £10,000 tailored incentive package available on selected properties. A selection of two to five-bedroom homes remain available, with prices ranging from £435,000 to £725,000. Many properties feature EV charging points, landscaped gardens and views across open green space, reflecting the development’s setting on the edge of Little Dunmow.
At Prior’s Edge, prices start from £330,000 with a range of housing styles and two, three, four and five- bedroom homes. The Lime is a detached two-bedroom bungalow, priced at £500,000. The home features two bathrooms, generous open-plan living space incorporating a kitchen, dining and living area, as well as a separate lounge and French doors opening onto the garden.
For those looking for additional space, The Whitton is a larger three-bedroom bungalow featuring a single garage, additional storage and flexible living areas.
Gemma added: “Both The Orchard and Prior’s Edge offer the perfect blend of access to the capital’s amenities with a slower pace of life. Buyers are in search of well-built, beautifully designed homes that are at an attainable price point. This part of Essex is best known for its peaceful nature, making it popular with downsizers and families. Residents praise the community feel to the area, which is something we wanted to continue at our developments.”
The Orchard is just minutes from the heart of Little Dunmow, with access to primary, secondary and independent schools, as well as shopping and dining in nearby Great Dunmow.
The development is also well connected, with Braintree railway station and the A120 providing links to Braintree and Bishop’s Stortford. For journeys further afield, London Stansted Airport is less than 10 miles away.
Prior’s Edge has the perfect blend of greenery and ancient woodland whilst remaining well-connected to a range of transport links. Set in the heart of Takeley, the development brings together the tranquillity of homes overlooking ancient woodland with the convenience of excellent transport connections, creating a beautifully balanced setting.
London can be reached in under 48 minutes from nearby Bishop’s Stortford, Stansted Mountfitchet and Stansted Airport railway stations. The development also benefits from easy access to the A120, A131 and M11, while London Stansted Airport is less than a 10-minute drive away.
