Work is progressing well on the latest phase of new homes at Barking Riverside, where construction is due to be finished in January 2025.
Bellway London is expected to complete the building of all 229 new homes at Fielders Quarter West Circus – the fourth phase of its building programme at the landmark development on the banks of the River Thames.
The development is part of the housebuilder’s plan to deliver more than 2,300 homes within the Barking Riverside project over the next four years, across multiple phases at Fielders Quarter and at nearby Eastbrooke Village.
The wider neighbourhood already has an established community feel, including schools for all ages, with provision for both primary and secondary-age pupils and those with special needs, while new transport links provide useful connections via the Barking Riverside Overground station and Uber Boats service.
Buyers have so far purchased 51 of the 120 homes for private sale at Fielders Quarter West Circus. There is currently a selection of one and two-bedroom apartments available to reserve at the development and one, two and three-bedroom apartments at the Eastbrooke Village development.
Dominic Griffiths, Head of Sales for Bellway London’s Barking Project Team, said: “Fielders Quarter is one of the most affordable developments in London where we currently have a choice of one and two-bedroom apartments available to buy, with prices starting from £259,995.
“These new apartments offer the perfect opportunity for first-time buyers to secure a exceptional property in an up-and-coming area of the capital. Indeed, the wider area is attracting significant investment, with the Government earlier this year having allocated £124 million towards further new homes and a life sciences hub at Barking Riverside to help continue the transformation of the area.
“Our attainable prices are complemented by our offer of a five per cent incentive package, which buyers can use as part of a deposit or take as a cashback alternative to help towards upgrades or furnishings.
“All the apartments for sale benefit from an balcony or terrace, while residents can also take advantage of a concierge service, work hub, an on-site gym and Linear Park-which snakes through the development.”
The development is situated two miles from Barking town centre and within a 10-minute walk of the new Barking Riverside overground station. Further transport options include the Uber Boat by Thames Clipper which runs services to destinations including Canary Wharf, Westminster and Battersea Power Station from Barking Riverside Pier. Several bus routes serve the development, including EL1, which operates 24 hours a day and is within a few minutes’ walk of the site.
First-time buyer Tanaz Ghaffarsedeh is loving life at Fielders Quarter after having rented in the capital for many years. She commutes to her work as a film editor in Marylebone from Barking Riverside Overground station, catching a train to Wanstead Park for the Elizabeth Line to Bond Street.
“The area is amazing,” she said. “Having the river and green space here, as well as being so close to central London is incredible. It’s very good for me as it helps inspire my creativity when I’m thinking about other projects.
“In my apartment, there is so much light that comes in from both sides of the living room and it’s so spacious. The view from the balcony is also beautiful as it looks right out onto the Thames.”
With work progressing well at Fielders Quarter West Circus, Bellway London has purchased land for 440 new homes in a fifth phase at Fielders Quarter, with piling work there already underway.
