Five Star housebuilder, Cala Homes North Home Counties has announced it will make a contribution of over £1.6m as part of its Section 106 planning agreement with Braintree District Council.

The investment will see the delivery of several on – and off-site improvements to the surrounding ecology, infrastructure and affordable housing provision to the village of Kelvedon, Essex, as work gets well underway at its recently launched Aylett’s Green development.

As part of Cala’s commitment to the Kelvedon community, some of the financial contributions will include £270,476 towards early years and childcare, £174,714 towards secondary school transportation, £221,505 towards outdoor sports, £90,080 towards healthcare, £88,771 towards the creation of new allotments and over £118,000 towards a new community building.

A substantial portion of Cala’s investment will be put towards improving public rights of ways in Kelvedon, as well as other highway improvements in the area such as, a new circular walking route, which residents will be able to enjoy in the coming years. There will also be improvements along the south side of Coggeshall Road and Station Road, between Freering Hill and Swan Street Junction, and a new pedestrian footbridge.

Aylett’s Green will include over two-hectares of public green space, a tree-lined avenue and will incorporate well-established hedging throughout the development, which will punctuate the new community space with greenery.

There are also further plans to introduce a landmark sculpture, which will involve the community’s engagement, so residents of Kelvedon can have their say on the creation, which will take pride of place at the centre of Aylett’s Green.

“Supporting the provision of affordable housing in the District, 95 Affordable Homes; with 67 dedicated as rental properties and 28 as Shared Ownership will be provided through Settle Housing Association.”

Phillip continues: “We’ll also create a naturalistic play area for the development’s children to enjoy, which will include mounds, undulations and boulders to truly spur their imagination, in addition to the public art installation, serving as a landmark for the community, which they can help inform and influence.”

Cllr Gabrielle Spray, Cabinet Member for Planning and Infrastructure at Braintree District Council, said: “The planning process plays a key role in helping to enhance community facilities on a wider level and this is a prime example of that.

“While new homes are needed across the Braintree District, it’s important that the benefits are felt by communities at large, not just those who will be living in new developments, so it’s great that these S106 contributions will go towards making a variety of improvements in Kelvedon from infrastructure and buildings, health, sports and education, to a new green space and walking route.”
