With changing landlord regulations, increasing operating costs and continued debate surrounding the private rental sector, people considering buy-to-let investment are facing important questions about the financial viability of rental property.
An upcoming workshop at Braintree Town Hall aims to help aspiring and existing landlords understand how to assess individual property opportunities before committing their money.
Organised by ML Property Venture, the Buy-to-Let Property Analysis Workshop will take place on Saturday 30 January 2027, from 10am to 12pm.
The practical session will focus on the figures and risks behind a potential rental property purchase, including monthly cashflow, rental yield, return on investment, mortgage costs, maintenance, void periods and unexpected expenses.
Attendees will also see two buy-to-let opportunities, submitted in advance by participants and selected for review, analysed live during the workshop.

“The conversation around buy-to-let often focuses on whether property is still a good investment. But every property is different, and the headline rental yield doesn’t tell you everything.
“Before committing to a purchase, investors need to understand what a property could realistically earn, what it might cost to run and how the numbers could change when things don’t go to plan.
“The aim of this workshop is to help people ask better questions and make more informed decisions, rather than simply relying on advertised returns.”
The workshop is designed for first-time buy-to-let investors and existing landlords considering their next residential property purchase. No previous property investment experience is required.
Participants will receive a CORE Deal Analysis Worksheet to help them assess future opportunities independently.
